Flip This Flat is a flat renovation game about one apartment flip at a time. No timers to wait out, no energy bar, no queue. Pick a place, do it up, watch the valuation land, take the money. About three minutes, start to finish.

PICK YOUR PROPERTY
Three on the market at once. A wreck is cheap to buy and dear to fix. A dated one is the other way round. The survey line tells you everything you need to know, in the way estate agents always do.

CLEAR IT OUT
Somebody left a lot behind. Tap it out of there, and check what you find. Not everything in a skip belongs in a skip.

FURNISH IT
Drag furniture onto the floor from a catalogue of hundreds of pieces. Beds, sofas, kitchens, bathrooms, plants, wardrobes. Fill a room too little and it looks abandoned; fill it too much and it looks like a warehouse. There is a right amount and the meter shows you where it is.

KNOW YOUR BUYER
A young family wants bedrooms. A buy-to-let investor wants every inch working and will lowball you anyway. A downsizer wants room to move. The same place is worth different money to different people, so decorate for whoever is coming.

THEN SELL
The camera runs the length of the finished apartment, the valuation reads out line by line, and the profit lands. Bank it and pick the next one.
