Booking a short stay

Costs, shown honestly
- Yearly rentals itemise annual rent, the cheque split, the refundable security deposit, agency commission, and the total actually due upfront
- The deposit is labelled refundable and excluded from cost, because it is the tenant's own money
Renting or buying
- Monthly, yearly and sale listings use an enquiry flow with an optional viewing request, rather than a nightly calendar
Afterwards
- Track every booking and enquiry under Trips
- Cancel a booking, which releases the nights immediately
- Review a completed stay
- Download or share an invoice
- Report a problem if the host did not provide what was booked
Hosts, owners and agents
Any user becomes a host by tapping "List a flat" — there is no separate signup.
- List an entire flat, a private room or a shared room
- Offer it nightly, monthly, yearly or for sale
- Publish up to 200 identical units on one listing, each bookable separately
- Set the security deposit, agency commission and cheque structure
- Pin the exact location from the device's GPS, so guests get directions
- Switch a listing between Available and Booked in one tap
- Block dates for maintenance or personal use
- Accept or decline booking requests; reply to enquiries
- Track earnings, with a balance that becomes withdrawable once a stay completes
- Request a withdrawal to a Ziina number or a bank IBAN
Hosts must verify their identity and provide contact details before publishing.
Trust and safety
- Identity verification — Emirates ID or passport plus a selfie, reviewed by a person. Documents are private to the user and the reviewers, and are deleted after review. No ID or passport number is ever stored.
- Listing moderation — every new and edited listing is reviewed before it appears in search.
- Guest reports — a guest can report that the unit booked was not provided. An upheld report refunds the guest, charges the host a penalty and records a strike; enough strikes suspends the host.
- Contact details required — both sides must have a working phone number before a listing is published or a booking confirmed.
- Account suspension — an administrator can suspend an account, which stops it creating listings, bookings or enquiries.
Payments
- Pay at the property — no money moves through the app.
- Pay online — a hosted Ziina page taking card, Apple Pay or Google Pay. Card details are never entered in the app.
The platform collects online payments and pays hosts on request. A 5% commission is deducted from the host's share, never added to the guest's bill. Money is held while a stay is upcoming and becomes withdrawable once it completes. Refunds are issued manually by an administrator. Every booking produces a sequentially numbered invoice, with UAE VAT shown only if the business is VAT registered and a TRN has been entered.
